Villa Rental Terms & Conditions

By booking a villa through KalkandaVillan, you agree to the following terms and conditions. Please read carefully before completing your reservation.

1. Reservation & Payment

• To confirm your booking, a prepayment of 20%–35% of the total rental amount is required.

• The remaining balance is payable in cash upon check-in (this may vary by property; details will be provided during booking).

• Once the prepayment is received, an official rental agreement will be sent, and the villa will be reserved under your name.

2. Cancellation & Refund Policy

• Prepayments are non-refundable.

• If the cancellation is made at least 30 days before check-in, and the villa can be rebooked, your payment may be credited towards a future reservation.

• No refunds or changes are possible for cancellations made within 30 days of arrival.

• Force majeure (natural disasters, travel bans, etc.) will be considered on a case-by-case basis.

3. Check-in & Check-out Times

• Check-in: After 4:00 PM

• Check-out: By 10:00 AM
  These times allow for proper cleaning and preparation. Please notify us in advance if your arrival or departure differs.

4. Occupancy

• Each villa has a clearly stated maximum capacity.

• Exceeding this limit without prior approval is not allowed and may result in cancellation of your booking.

5. Cleaning & Services

• Villas are delivered in a clean condition.

• For weekly stays, check-in cleaning is included.

• Extra cleaning or linen/towel changes are available for an additional fee and must be requested in advance.

6. Damage Deposit

• A damage deposit (amount varies by villa) is collected at check-in.

• If no damage or missing items are found during check-out, the deposit is fully refunded.

7. Guest Responsibilities

• Guests are responsible for any damage caused to the villa or its furnishings.

• Areas like pools, stairs, and terraces require extra caution, especially for children.

• KalkandaVillan is not liable for personal accidents or lost items.

8. Pets & Smoking

• Only select villas accept pets. Please inquire before booking.

• Smoking indoors is strictly prohibited.
